The Cost Stack
- Stamp duty: State specific rate with female or first‑time buyer concessions in some states.
- Registration fee: Often a fixed percent or a capped slab.
- Surcharge and cess: Apply in some states on top of stamp duty.
- TDS on property: For deals above threshold under applicable sections.
- Legal and diligence: Title search, Encumbrance Certificate, society NOC where applicable.
- Loan related: Processing, valuation, CERSAI registration, franking or stamping loan documents.
- Approvals: Occupancy Certificate or Completion Certificate for new builds.
Estimation Process
- Get circle rate and market rate. Duty is computed on the higher of the two in many states.
- Ask your registrar office or bank panel lawyer for a break‑up by head. Do not rely on hearsay.
- Keep a 1 to 2% contingency for state or municipal add‑ons.
